Yes. Mwatu is also a working prototype and consultancy model. If you own land and want to explore regenerative, participatory development, we offer services to help you reimagine your land’s value through cultural, ecological, and commercial lenses — right from the concept and planning phases.
Mwatu will be overseen by an Estate Management Company, developed in tandem with the land. This body will be responsible for maintaining shared infrastructure, coordinating programs, guiding resident integration, and protecting the long-term value of the vision. The structure is being shaped as part of our current design phase.
Importantly, your KES 7.5 million investment covers both your land portion and a proportional share in the management company. This ensures that every resident is not just a landholder but also a stakeholder — with a voice and a vested interest in how the estate grows, sustains itself, and supports its community.
Yes — and we’re building structures to support that. From curated experiences to food production and eco-tourism, Mwatu is being designed to allow aligned residents to generate income within the estate framework, with support from the management company. Income uses must align with the ecological and social values of the space.
Your half-acre is part of a larger, integrated vision that includes:
- A shared community nursery and edible landscape
- Water catchment and ecological infrastructure
- Public fields and nature trails
- Low-impact energy and utilities

You’re investing in a half-acre portion of a planned regenerative estate for KES 7.5 million and a share in the management company that will run the estate. This includes access to a shared ecological framework, infrastructure, and long-term estate management vision. Mwatu is currently in the design and early development phase, and this investment is a commitment to grow the vision with us — not a finished product.
We encourage a 5-year build-free period to allow the estate and ecosystem to take root. During this phase, you’re welcome to engage with your land through temporary structures — such as glamping units, mobile spaces, or curated experiences — in line with the estate guidelines. These are meant to help you live lightly, learn deeply, and even generate income as the place matures.

We believe land developed through patience, care, and strategic design grows cultural and commercial value over time — especially as surrounding areas face unplanned subdivision. Mwatu offers a thoughtful alternative: long-term investment through regenerative infrastructure and community-led growth.
